Governing Documents
The documents that actually govern your community, published by your board.
Grouped by document type, each with the date it was posted.
Each is tagged with a type and, usually, an effective date:

| CC&Rs | Covenants, conditions and restrictions. The recorded rules that run with the land. |
| Bylaws | How the association itself operates: board, terms, meetings, quorum. |
| Rules and Regulations | The day-to-day rules the board can adopt without amending the CC&Rs. |
| Policies | Standing board policies, such as collections or enforcement. |
| Meeting Minutes | The record of what the board decided and when. |
| Election and Survey Materials | Reference material attached to a ballot. |
| Community Information | Everything else the community publishes. |
Read the effective date. Communities amend their documents, and an old copy saved to your computer three years ago may no longer be the one in force.
Your community may ask you to acknowledge that you have read these as a checklist item. Some of these documents are also published on the public website, which is what a prospective buyer reads before they own anything.
