Review ARC Requests

The queue

Pending requests, each with the request type, the property, the description of the work, the contractor and licence where given, the estimated dates and the uploaded documents.

The request type fixes both what the resident had to supply and the review days you committed to, so an incomplete submission is a configuration problem rather than an argument with the resident.

Deciding

Approved	Proceed as described
Approved with conditions	Proceed, subject to what you write in the note
Denied	Do not proceed as described

Write the decision note on anything other than a plain approval. Conditions are binding and unwritten conditions are not. "Approved with conditions", with the conditions living only in a committee member's memory, is how an approved project becomes a violation.

Comments

Reviewers and the submitter can comment before a decision. Use it to ask for a missing elevation or clarify a colour rather than denying a request that is merely incomplete.

Afterwards

Decisions are permanent record. They appear on the resident's own ARC page and on any resale packet for that property, which is frequently where an unrecorded approval becomes somebody's problem years later.
